Hi-Tech Park Commercial Office Complex

Hornberger + Worstell provided master planning and conceptual design services for this three building, Class-A commercial office building complex in Shanghai, China. The project includes below grade parking for 478 cars and 58,000 square meters of office space built to international standards. The flexible office space is designed to accommodate the needs of full and partial floor tenants.

The site organization provides convenient, legible access from and to all points – major streets, subway, neighboring developments and the central park. Vehicular circulation is two-way for ease of way-finding and access. Drop-offs are at the perimeter to separate vehicular and pedestrian domains.

The building program is distributed between a single R&D Building and two, mirror-image Class-A Office Buildings. The buildings are organized around a central pedestrian green or plaza with visual and physical connectivity to the central park.

The buildings are organized to provide both individual and group identity. The R&D Building has a high visibility when approaching from the subway, and the Class-A Office Buildings garner a striking presence on the central park. The buildings are composed to create a group form, identity and image – hi-tech modern, high-quality in an amenable, well-landscaped environment.

Project amenities include a central common green or plaza, a central park, supporting ground level commercial spaces, a gym and cafeteria.
